Assetz City of Palms, the Land and the Road
The name comes from the land. The 35 acres are a coconut and mango plantation today, in the farm country of Kundana hobli, with an older approved residential layout to the north and farmland and plantations to the east and south.
The layout's west side runs for about 0.44 km along Chapparakallu Road, the existing 22 m road that links the STRR (NH-648) at Chapparakallu with Thindlu Circle on IVC Road. The STRR is 3.3 km to the north and IVC Road 2.3 km to the south. "Off IVC Road" is how the belt is marketed; the road a visitor drives in on is Chapparakallu Road. Assetz Palmscape RERA Number and Launch Date
Assetz City of Palms was formerly marketed as Assetz Codename Palmscape, the working title it carried through the expression-of-interest stage of April 2026. It is the same project under its registered name. The RERA number buyers are searching for is therefore PRM/KA/RERA/1250/303/PR/300626/008780, and the launch date that counts is 30 June 2026, when K-RERA approved the registration: under RERA, plots can be booked and sold only once a project is registered. Assetz City of Palms RERA Registration
One registration covers all 620 plots on the full 35.16 acres and binds the promoter to the registered layout plan, the plot count, the specification and the registered dates. The project is recorded as ongoing, with layout works registered to start on 16 August 2026.
The draft layout plan was approved by BIAAPA, the Bengaluru International Airport Area Planning Authority, on 19 June 2026. The land was converted to residential use by orders of May and June 2025, and environmental clearance is not required for this layout. The registered project cost is ₹552.23 Cr: ₹464.63 Cr for the land and ₹87.60 Cr for layout development.
Payments track the works. After 9% at booking and 16% on the agreement, the next three instalments (20%, 20% and 25%) fall due only as plot levelling, the cross-road layer works, and the STP civil works and underground services are completed in the buyer's own cluster; the last 10% comes at the call for registration. Four hundred and fifteen 30 x 40 plots make up two-thirds of the layout's 620. At 1,200 sq ft each, they set City of Palms' entry ticket. Next come 138 plots of 30 x 50 ft (1,500 sq ft) and 66 odd-shaped plots, most of them between 1,400 and 1,600 sq ft. For buyers who want more land there is a small number of larger odd-shaped plots: five, from about 2,450 to 5,000 sq ft. The registered plan has no standard 40 x 60 plot, so the EOI's 2,400 sq ft type can only be one of these five.

A 15 m spine road crosses the layout east to west, with 12 m and 9 m internal roads and 3 m and 1.2 m pedestrian pathways; the roads are public roads under the sanctioned plan and will be handed over to the local authority. A natural drain runs north to south through Parks 3 and 4 and is kept as a landscaped green spine, and the 450 KLD sewage treatment plant sits at the south end of Park-4. Assetz City of Palms Infrastructure and Services
Every plot is served from its own road. Water and sewer lines run underground to each plot entry, power runs underground from the transformer yard to feeder pillars with provision for each plot, and conduits are laid for fibre.
- Roads: concrete-finish internal roads, paver pathways along the driveways, avenue planting on both sides, plot signage and numbering, and a paved access to every plot.
- Water: gram panchayat supply, held in a centralised underground sump and an overhead tank that feeds each plot entry.
- Sewage: a 450 KLD sewage treatment plant, with the treated water reused for the landscape.
- Power and backup: underground HT and LT lines, and 100% DG backup for common utilities.
- Green systems: an organic waste converter, rainwater recharge pits, drip irrigation for most of the common landscape, timer-controlled LED streetlights and energy-efficient fixtures.
- Security: a security cabin with boom barriers at the entry and exit, a peripheral boundary, and CCTV at the entry, the exit and the kids' play area.
The clubhouse, about 20,000 sq ft, holds 14 registered spaces, among them a swimming pool with deck, a gymnasium, a badminton court and a party hall. Outside, the registered specification lists 21 more, from basketball, futsal, tennis, pickleball and padel courts to a reading nook, a reflexology park and a planting grove, and the master plan adds a party lawn: 36 in all, against Assetz's headline of "30+ amenities". Why Assetz City of Palms Sits in This Belt
The villages between the STRR and IVC Road have become one of Bengaluru's busiest plotted markets: within a 7 km radius of the layout, 46 plotted projects were registered in 2024–2026, about 11,000 plots on some 910 acres. The draw is the north's new employment and roads. The Foxconn plant in the KIADB Devanahalli General Industrial Area is 7.1 km away by road, the STRR 3.3 km and Kempegowda International Airport 19.0 km, and the schools have arrived early, with Harrow International School 3.4 km away.
