The agreement price includes existing taxes, the three years' maintenance, the sinking fund and the legal and documentation charges. It excludes stamp duty and registration, and it is escalation-free except for development or betterment charges levied by an authority.
Stamp Duty and Registration in Karnataka
Stamp duty and the registration fee are paid when the sale deed is registered, on the value in the deed. Karnataka charges:
- stamp duty of 5%, plus a cess of 10% of the duty and a surcharge of 2–3% of the duty, about 5.6–5.65% in all;
- a registration fee of 2%, raised from 1% on 31 August 2025.
Together that is about 7.6–7.65% of the deed value. The agreement for sale is registered too, and its stamp duty is also the buyer's, so ask for that figure alongside the cost sheet.
Worked example. A 1,200 sq ft plot at ₹9,000 per sq ft has a base price of ₹1.08 Cr. Stamp duty comes to about ₹6.1 lakh and the registration fee to about ₹2.16 lakh, about ₹8.2 lakh in all. A preferred location charge written into the deed raises the value, and the duty with it.

The first 25% (9% at booking and 16% at agreement) is paid up front. The remaining 75% of the base price waits on the layout: 65% against the levelling, cross-road layer, STP and underground services on your own cluster, and 10% at the call for registration. Booking, Cancellation and Forfeiture
Allotment comes first. At the allotment-letter stage the booking amount is capped at 10% of the plot cost, and the agreement for sale must be signed within two months of the allotment letter. A buyer who changes their mind before signing pays a small, fixed deduction.

The balance is refunded within 45 days of your cancellation letter, and a refund paid late carries the same SBI highest MCLR plus 2% interest that applies to late payments. Once the agreement is signed the terms change: a buyer who defaults forfeits the booking amount of 10% of the total sale consideration, along with any interest due, taxes, brokerage and incidental costs.
Three more terms matter to anyone planning to sell early or build to an exact size. A transfer or assignment before registration costs ₹200 per sq ft, which is ₹2.4 lakh on a 1,200 sq ft plot. Area changes at handover are adjusted at the agreed rate, with any increase capped at 3%. Possession is due by 15 February 2029, after the authority releases the plots, and the sale deed is registered within 60 days of the possession notice.
Plot Loans and Composite Loans
A plot loan finances the plot alone. A composite loan finances the plot and the house you build on it, releasing the construction part in stages, and lenders usually expect building to begin within a set period of the purchase.
- Expect to fund more yourself. Lenders generally finance a smaller share of a plot's value than of a finished home, so plan for a larger contribution of your own.
- Expect the paperwork to be read. Lenders examine the title chain, the land-conversion orders, the draft layout plan approved by BIAAPA, the K-RERA registration and the khata. Plots here carry a rural (panchayat) khata, so confirm early that your lender finances panchayat-khata plots in approved layouts.

Prestige's IVC Road launches, registered in September 2025, work out to about ₹9,500 per sq ft, an average across all their plots that likely includes premiums rather than a base rate, and they are built around larger plots, which puts their entry tickets well above City of Palms' ₹1.08 Cr.
